VANCOUVER ISLAND — GREATER VICTORIA

ROOFTOP DECK MEMBRANE
INSTALLATION

A rooftop deck is one of the highest-stakes waterproofing projects on any home or building. One failed seam, one unsupported penetration, one improperly sloped drain — and water enters the living space below without warning. We install commercial-grade vinyl membrane systems engineered to protect the structure beneath for 20+ years.

WHY ROOFTOP DECKS ARE DIFFERENT

ROOFTOP DECK MEMBRANE INSTALLATION
IS NOT A STANDARD DECKING JOB

A rooftop deck sits directly above occupied living space — a bedroom, living room, garage, or commercial suite. There is no margin for error. Any water that breaches the membrane system doesn’t drain harmlessly away — it enters your building’s structure immediately, causing rot, mould, and interior damage that can take months to reveal itself and thousands to remediate.

Rooftop membrane installation requires a fundamentally different approach to drainage engineering, parapet flashing, drain detail, and penetration waterproofing than a standard elevated deck. The specification, the material weight, and the installation sequencing all need to be correct from the start — because rework on a rooftop membrane system is far more expensive than getting it right once.

OUR ROOFTOP STANDARD

WHAT A PROPER ROOFTOP DECK
MEMBRANE INSTALLATION INCLUDES

Not all vinyl deck installations are built to the same specification. On a rooftop application — where the consequence of failure is immediate water damage to occupied space — every detail matters.

66 MIL COMMERCIAL-GRADE MEMBRANE

We specify minimum 60 mil vinyl membrane on all rooftop deck installations — the same weight used in commercial waterproofing applications. Thinner residential-grade products are not appropriate for occupied-space-below applications.

ENGINEERED DRAINAGE SLOPE

Every rooftop deck we install is sloped to drain — minimum 1% grade across the full field, directing water to properly sized drains or scuppers. Standing water on a rooftop membrane is the leading cause of premature failure.

FULLY HEAT-WELDED SEAMS

Every seam in our rooftop membrane systems is heat-welded to a continuous, monolithic waterproof layer. No adhesive, no tape, no lap sealant — heat welding is the only method that creates a permanent bond rated for rooftop exposure.

PARAPET & CURB FLASHING

All parapet walls, roof curbs, and vertical transitions receive full membrane upstand flashing — taken a minimum of 150mm above the finished deck surface and terminated with mechanically fastened bar and sealant.

PENETRATION WATERPROOFING

Every pipe, post, drain, and mechanical penetration through the rooftop membrane is individually detailed with boots, collars, and counter-flashing — the highest-risk points in any rooftop membrane system.

POST-INSTALL FLOOD TESTING

We flood-test every rooftop membrane installation before declaring the job complete — blocking drains and ponding water for a minimum of 24 hours to confirm zero leakage into the structure below.

SUBSTRATE REQUIREMENTS

WHAT YOUR ROOFTOP DECK STRUCTURE
NEEDS BEFORE MEMBRANE GOES DOWN

The membrane system is only as good as what’s beneath it. Before we install a single square foot of rooftop vinyl membrane, the substrate must meet specific structural and surface requirements — and if it doesn’t, we address those first.

On new construction, we work with your framing contractor to ensure the deck structure is built to the correct specification for a membrane installation — appropriate joist sizing, blocking at perimeters, and pre-installed drain rough-ins positioned correctly before sheathing goes down.

On rooftop replacements, we assess the existing structure, identify any rot or moisture damage in the sheathing and framing, repair or replace what’s compromised, and bring the substrate to the correct condition before the new membrane is installed.

INSTALLATION PROCESS

OUR ROOFTOP DECK MEMBRANE
INSTALLATION PROCESS

From structural assessment to flood test — here is exactly how we execute a rooftop membrane installation on Vancouver Island properties.

01

SITE ASSESSMENT & SPECIFICATION

We assess the rooftop structure, existing drainage configuration, parapet heights, and all penetration locations — then specify the correct membrane weight, drain sizing, and installation sequence for your specific project.

02

SUBSTRATE PREPARATION

All sheathing is inspected, any damaged sections replaced, the surface is cleaned and primed, and drain rough-ins are confirmed at the correct low points before any membrane material is unrolled.

03

MEMBRANE INSTALLATION

Field sheets are laid, heat-welded at all seams, and run continuously up all parapets and curbs. Drains, penetrations, and door transitions are individually detailed and heat-welded — no exceptions.

04

FLOOD TEST & SIGN-OFF

We block all drains and flood the finished deck for a minimum of 24 hours. Only after a passed flood test is the job signed off and your 20-year manufacturer warranty registered.
