WHAT OUR BALCONY WATERPROOFING INCLUDES
Not all balcony waterproofing is built to the same standard. On a surface above occupied space, every detail must be executed correctly the first time.
We specify minimum 60 mil commercial-grade PVC membrane on all balcony waterproofing projects — the same weight used in rooftop and over-habitable-space applications where failure is not an option.
Every seam in our balcony membrane systems is heat-welded to create a single continuous watertight layer. No adhesive tape, no lap sealant — heat welding is the only permanent bond rated for over-habitable-space exposure.
Every balcony we waterproof is correctly sloped to drain — minimum 1% grade across the full field. Standing water on a balcony membrane accelerates failure and puts constant pressure on every seam and transition.
The door boot at every balcony threshold is the single highest-risk failure point. We detail every threshold with a fully heat-welded boot and counter-flashing — properly sealed beneath the door frame, not just caulked around it.
All perimeter termination bars, wall upstands, and drain flashings are individually sealed and mechanically fastened — preventing the edge lifting that causes most balcony waterproofing failures on Vancouver Island.
Every balcony waterproofing project is water-tested before we leave — drains blocked, surface flooded, space below inspected. We don't sign off on a balcony until it passes.
WHY BALCONIES FAIL
Most balcony waterproofing failures on Vancouver Island aren’t membrane failures — they’re installation failures. The membrane material itself is sound; the problem is in the details: an unsealed door boot, a lifted termination bar, a drain collar that wasn’t properly flashed, or a drainage slope that leaves water ponding on the surface.
Caulking-based repairs to these failure points almost never hold. Caulk doesn’t bond permanently to vinyl, doesn’t accommodate thermal movement, and typically fails within one season — leaving the underlying failure point active. Correct repair means removing the compromised detail and re-installing it properly.
OUR INSTALLATION PROCESS
From the first site visit to a passed water test — here is exactly how we execute a balcony waterproofing project on Vancouver Island.
We inspect the balcony structure, existing membrane condition, drainage slope, all transition details, and the space below — and provide a written assessment and quote before any work begins.
All existing membrane is removed where required, substrate damage is repaired, the surface is cleaned and primed, and drain rough-ins are confirmed at the correct low points before membrane is installed.
Field sheets are installed, all seams heat-welded, membrane turned up walls to correct height, door boots installed, drain collars fully flashed, and all perimeter terminations mechanically fastened and sealed.
Drains are blocked and the balcony surface is flooded for a minimum of 24 hours. The space below is inspected for any moisture. Only a passed water test triggers sign-off and warranty registration.
